Description

Villa Princesa is a large oceanfront 7-bedroom villa located on the north side of Cozumel, approximately 5 minutes outside of downtown Cozumel. It's unique, not only for it's oceanfront location, but also because the 7 bedrooms are spread across three different structures, all of which are joined and face the same inner courtyard.

As you enter the house from the street level, you'll immediately find yourself sandwiched between 3 of the 7 bedrooms. On your right is a 2-level structure which has 2 bedrooms, each with it's own private bath. This area of the house can accommodate up to 6 guests, and is perfect for the singles or teenagers in your group because it has a separate entrance. On your left is another structure and another bedroom. This bedroom also has it's own private entrance, a full bathroom with a walk in shower, and a full size bed. Also perfect for the single in your group.

As you walk past these bedrooms down the long outside hallway, you'll find yourself at ocean level and at the entrance to the main house. The main level of the house has the spacious living room, with two comfortable couches and cable TV, the adjoining dining room which seats 14, and the attached fully-equipped kitchen. This level of the house has access to the ocean and beach and pool areas.

Outside you'll find an outdoor bar, a large pool with plenty of loungers, an elevator deck from which you can watch the beautiful sunsets, as well as a sandy beach area which leads to the ocean. The ocean entrance is rocky, but there is a water ladder to assist as well as a short dock area so that you don't stub your toe on rock!

On the second floor the house you'll find an additional two bedrooms. These bedrooms share a full bathroom and have expansive ocean views. One of the bedrooms has a queen size bed, whole the other has a king.

On the top floor of the house, the 3rd floor, you'll find the last two bedrooms, including the master suite. Both these bedrooms also share a balcony overlooking the ocean. The master suite has a king size bed and a private en-suite bath with both a jacuzzi tub and a walk-in shower, while the other bedroom has a queen size bed and a shared bath.

Even if you don't have a large enough group to fill all the seven bedrooms in this villa, you're still able to rent the villa at a reduced rate as a 3-6 bedroom house. So if what you're looking for is to be closer to downtown Cozumel, yet directly on the ocean, this is the perfect house for any size group.

This villa was perfect (Stacy)
Wow! This villa was perfect for our family of 5. We loved all of the authentic Mexican touches. My kids loved the snorkeling right at the villa---plenty of fish and even an eel! The host made great recommendations for snorkeling and fishing excursions. They recommended and got us in touch with Mystic Scuba and it was the best snorkeling experience. It was only our family and we weren't near the excursion trips that had dozens on one boat. Housekeeping came every day and the villa was spotless. And all of us agreed the beds were super comfy. We also rented a car, which the hosts set up. We will definitely be back next year and plan to stay even longer!

We had the best time! The pictures don't do the house justice. It was very spacious, the beds were super comfortable and it was perfect for our bachelorette group. The hotel next door makes it very easy to grab taxis or breakfast. The private beach and pool were amazing. We would definitely book this house again!

Amazing stay (Shaheen)
We had amazing stay at Villa Princesa. The rooms are spacious and beds comfortable. Through the listing, arranged for dinner to be made at the house one night and it was one of our favorite nights. The location does require a taxi to get into town but they were easy to get and the snorkeling off our deck was some of the best in town. Would highly recommend this for a group.

the place was great and we really enjoyed our stay ()
If you are considering this place just do yourself a favor and book it. We stayed with a large group where half were divers and the other half were not. Pepe scuba is right next door and was excellent during the duration of our stay. Before our stay, our main concern was going to be transport, considering the place is over a mile from town. We did not have private transport, but taxis are readily available to go in and out of town for around $7 for 4 people. It worked out great as we had the privacy and seclusion of being away from town center but could easily access town when we wanted. Cleaning services were excellent. The house was cleaned every two days with fresh linens. Also, the salt water pool was drained and cleaned every two days as well! Speaking of the salt water pool, the backyard area can't be beat. There's a grill if you wanted to have a cookout one night. The pool is great. There's plenty of sand to lay out on and you can snorkel right from the dock. Overall a great place and would recommend for either a large group of friends or family to stay.

Great house! (Thomas Kissane)
We stayed here for 11 days with our family.One thing about this house is that it is a quiet home. My wife and I stayed on the master on the second floor above the main living area. When I went to bed at an early 9PM (getting old and I need my sleep from hauling their butts all over the island during the day) I could not really hear the young ones partying right below me and they were up to 2 to 4 AM. But guess who was up early to drag their rear ends out of bed to an excursion on time. But I digress…. Plenty of hot water and water pressure in the bathrooms. Antonia the cleaning lady came every other day to clean and make beds. She did a great job. We hired a chef to provide snacking food for my crew like pico, guacamole, ceviche ,chips and some fried chicken. Saved us from high restaurant bills in town. If you want to go into town it is about $5 to $6 via cab based upon 2 to 3 passengers. Suggest you call for a cab to go into town as it can be tough finding a cab at certain times of the day going south. Definitely will rebook again with the family. Regarding the Coral Princess next door as it was mentioned in several past reviews. Right now there is no happy hour there to attend right now. Looked dead over there. We had spent our younger years at the Coral Princess as a time share and it was a ghost town. You can walk over there for breakfast. This home is a phenomenal value for a 7 bedroom home on the water on the North end.

breath taking sunsets, (Bambi)
Our stay at the Villa Princesa was filled with great snorkeling from the house, breath taking sunsets, walks into town, amazing housekeeping (Antonija keeps it spotless), and fabulous homemade meals prepared by Sandra's Kitchen (vegan-friendly as well as omnivore-friendly). The main reason that I did not rate this higher is because there was a plumbing problem, and we couldn't use 2 of the bedrooms and 2 of the full bathrooms/showers during our visit. Pawel, our host, graciously and fairly adjusted our price, and AirBNB also honored the adjustment. In some ways, it was nice having some of the cousins bunk together, and hopefully, their vacation is filled with more shared stories. For those of you who dive, the house is about a 22 minute drive South to the Marina (main coastal road, so easy to navigate). There is also a respected dive shop at the hotel next store, Royal Princess, and their boats drop off and pick up right from the hotel and prices are the same, if not slightly better.

Excellent choice for a family vacation of 15 people (Susan P)
The house is broken into sections to accommodate multiple families. The only surprise was that the 2nd spare bedroom on the 3rd floor did not have easy access to a bathroom other than either using the master bath on the 3rd floor or using the bathroom on the second floor. The taxi service at Coral Princess Resort was super easy. The booking agency is Enjoy Cozumel - they were phenomenal. They provided services for not only booking the house, but also for a dive shop, chef, grocery service, and rental car agency. I highly recommend the house as well. It has a salt water pool and beach area out back. There isn't any scuba diving off the back of the house due to the currents, but the snorkeling was good.

Amazing Beach House for large group. (Brandy W)
House was wonderful We were a group of 13 had plenty of space to be together. Kitchen fully equipped we cooked there most meals. Kitchen table seated us all with room to spare. Covered area in the sand has built in bench seating where we all could hang out and bbq. Ocean seemed warmer than the pool so that's where we went the most time. Resident Stingray, lots of Skates and fish to watch. We didn't find any snorkel gear but had planned for that and brought our own; the pool did have floaties for the kids. We had fun feeding the iguanas in the empty lot next to the house. Rooms were all comfortable for us but only 1 pillow per person. Views from the rooms in the main house are amazing! Balconies are a great place to watch the sunset. Antonia the housekeeper is wonderful she does a great job; takes pride in her work and she helped with us our Spanish with so much kindness and patience. We looked forward to seeing her everyday. Being near a resort we had no trouble getting a taxi and there is a small store that we walked to. We had a great trip and plan to be back!

Great place to stay (Melissa)
Princessa Villa is a great place to stay to have some downtime. While the pool is nice, we really really loved swimming/snorkeling in the ocean right behind the house. This house is NOT luxurious, but it is perfect for a large group (6+ people) - we loved the charm of the place and the slowness of each day. Highly recommend staying here if you want to have a relaxing, easy trip in Cozumel.

Fabulous Vacation for a family of 20 ! (Navigate482403)
We had planned our trip for 2020 but had to cancel because of Covid, so we were REALLY eager to return to Cozumel. This was our 3rd time to come to the Villa Princessa, mostly because the amenities fit our family so perfectly. We enjoyed the layout of the villa -- we had one single and the rest were couples with 8 children thrown in (some came first week, others came second week.) We also loved the large pool and lounge space and were grateful for the new non-slip tile that had been installed. The newly remodeled beach area was really nice. Our grandkids played in the sand, and the adults relaxed under the privacy of the new pavilion. But the best thing we all enjoyed, adults and children alike, was the excellent snorkeling right off the ledge right next to the pavilion. Jump in and you've entered a whole new world! You will be in 12'-15' of clear blue ocean, just full of amazing reef formations, intriguing coral, and many, many small fish of every color. Even the smallest of our group enjoyed snorkeling, and they all really improved throughout our stay, even venturing to swim through the reef archway. The house was immaculate, due to the housekeeper, Antonia. She is one of the sweetest ladies you will ever meet. Victor, the property manager, attended to our every need, always providing us with the best service on the island. The only suggestion we could make would be to put a coffee pot in each of the master suites. My husband and I enjoy getting up early and drinking coffee on the balcony but would love a coffee pot in the room so we didn't disturb anyone else in the house. You will not be sorry if you choose Villa Princessa for your next vacation!

Amazing ocean-front property with all the amenities (Kim)
We loved our stay at Villa Princesa -- it was comfortable, relaxing, and very reasonably priced. The house and property are beautiful, and Cozumel is a wonderful place to visit. We had plenty of clean towels, comfortable rooms, a full kitchen, and Victor and the other staff we met were super friendly and helpful. We had a couple of minor maintenance issues that were fixed within 24 hours. There are good places to eat within walking distance, and taxis to town are inexpensive and easy to catch from the Coral Princess next door.

Fabulous ocean front location! (bargainbasementbetty)
The location of this home is fabulous. This part of the island is quiet and not having a house or hotel right next to you makes it feel very private. The snorkeling along the iron shore out front is teaming with fish and eels. You can snorkel a good way in either direction and get your fill. The private beach is a huge plus along with the palapa for those that need/like shade. The rooms in the main house are all good sized. The bed we used was very comfortable. If you like air conditioning the units will pump out plenty of cold for you. We prefer the ocean breezes and the way the house is built you can open up window/doors on both sides of the house to keep the house cool so air isn't needed. We just had 2 of us there so we had more than ample room but if you had a house full it would still feel very spacious with all of the outside living spaces plus the decks on each level on both the ocean side of the house and the inside of the house. This was a working trip for us and they have more than one wifi unit at the house so you can get solid wifi to on every level and right out to the ocean front. We never turned on the TV but there shouldn't be a need with all the beauty you have right out your front door. Frankly you would never have to leave the house if you didn't want to as you have all you need right there outside of groceries and beer. Not that I would recommend that you never leave as you would miss out on what makes Cozumel such a great place....the people. One thing to note is that there's a lot of stairs at this property as you go down stairs to enter the home and then obviously up stairs to get to the bedrooms. We did not find it an issue but it would be something to be aware of if mobility is a consideration for someone in your group.

Lovely Villa (AborgMan)
Awesome location in the north resort part of town - short drive to centro, wonderful ocean views, and good ironshore snorkeling right at the property. Everyone associated with the property was great - from Victor meeting us at the airport, to Quentin refilling the pool, and especially Antonia keeping everything tidy. So much space! It was nice that all of us had large comfortable rooms and plenty of space in the living area to enjoy being together. The iguanas, crabs, and other wildlife were great entertainment. I would definitely recommend this Villa, and would stay there again anytime.

AIf you love wildlife, this place is for you. Iguanas are seen everywhere and come up to sun on the concrete walls bordering the property. You can get within a couple feet of them. Also saw egrets, dolphins, huge blue land crabs, and even bats at dusk. Bring mosquito protection though!! The jungle is very close... Having a private pool and private access to the ocean was priceless. Just a few steps to the sea and many amazing sunsets can be enjoyed. Or maybe a quick dive in the ocean to cool off? The snorkeling is amazing here!! Saw sting rays, TONS of starfish, puffer fish (all puffed up), barracuda, flounder, trunk fish, HUGE angelfish... And not in the water but near it were cute little hermit crabs. The house is amazing. We had a master bedroom on 3rd floor with huge private bathroom. Bedroom decor was gorgeous and view from balcony was amazing!! We loved the staff!!! So friendly and helpful, especially Quentin the maintenance guy and Antonia the maid. Quentin is a former cowboy from Colorado. Had many nice conversations with him and he proved to be exceptionally helpful. He even harvested several coconuts for us from the trees growing around the pool deck. I LOVE the exterior blue paint on the house. It speaks to me. :) While in the north hotel zone and away from downtown and restaurants, you can walk to the restaurant a couple doors down at Hotel B. Everyone liked their breakfast (chilaquiles verdes were awesome and my husband liked the huevos motuleños). Other restaurants aren't too much farther of a walk, including Lobster House, which some say have the best lobster on the island. I'd absolutely rent this place again!!

We absolutely loved our month stay at Villa Princesa and a bonus was our very competent maid. The home was large enough for our family group and not mentioned in the description was a half bath on the main floor. The best parts were the snorkeling ocean front, the salt water pool, cleaned every 3 days and large spacious rooms. 5 of the rooms have bathrooms and only 2 rooms shared a bathroom was such a bonus. We used the next door hotel for some meals and SCUBA diving was through Pepes Scuba at the Coral Princess. This home was excellent and Enjoy Cozumel staff helped us immediately with a door knob malfunction. We had a well equipped kitchen and just loved the huge dining table for our meals. We all couldn't have been happier with the property and its close proximity to town and being able to even walk to town. Enjoy Cozumel even arranged for rental cars for us at a great price. We all would love to come back to Villa Princesa. THANK YOU

Wonderful place for large group (Navigate48)
This was our second stay at Villa Princesa. We love to go to different places when we travel but after looking at everything available in Cozumel, none met all the requirements we needed for our large family like Villa Princesa. Strong points: 1) Plenty of room. The rooms are very large and we liked the layout of the house. Having the casitas attached but with their own outside access was great because it allowed space to "get away" from the large group when you needed to. 2) The large pool, 3) a BIGGIE! -- the advantage of having both sand and reef in the same location. The kids could play in the private beach which had been provided and we could all SNORKEL anytime we wanted to! The reef was prettier than any we have seen on snorkeling tours all over the island! 4) Antonia, the housekeeper was one of the dearest people we have ever met! She's a very important piece in the many reasons we love Villa Princesa! Negatives: Though far outweighed by the positives, we offer several suggestions: 1) Have the A/C on in the house before the guests arrive. You have come from the plane into a very hot environment, and handling luggage and kids leaves you hot and tired. Coming into the cool house would be very appreciated. 2) Softer towels! The towels were very stiff. 3) Better cell service (maybe you can't do anything about this one!) 4) a paint job on the exterior. It's looking pretty rundown from the water side especially. To end, I would definitely recommend the Villa Princesa for any large group or family. The sunsets are incredible, and the Coral Princess next door is a plus because when they blew the conch cell at 5:00 for happy hour, we all went over and enjoyed their lovely facility, sometimes drifting on the current in the ocean to their ladder and going right into their pool to the swim-up bar to enjoy and meet new people. You will LOVE Villa Princesa!

Una excelente opcion para llegar a Cozumel , la casa esta perfecta , tal cual las fotos, bien adecuada , con toallas para la alberca , toallas para baños , la cocina bien equipada con todo lo que se necesita para cocinar en casa , para la entrega de las llaves super rápido , la señora que apoya con la limpieza super linda super atenta nos ayudo con algunos tips, al lado de la casa hay un hotel al cual nos acercamos y nos ayudaban con el tema de las camioneta para movernos dentro de Cozumel , la alberca impecable , pero el pequeño muelle es lo mejor de la casa , entrada directo al arefice , casi no habia oleaje el mar parecía alberca , sin duda regresaría siempre ahi !!!!! The villa worked out great for the ten of us. We were met at the airport by Victor who then met us at the property and gave us a tour. The rooms are very soundproof so you could never hear your friends in neighboring rooms or the night owls coming home late from town. Antonia kept the house spotless and was helpful with any questions that we might have. Everyone enjoyed snorkeling right off of the ladder on the property. It´s a short walk to town or a 75 peso taxi. We Highly recommend this property

This spacious and impeccably clean condo is located right on the water at the north end of Cozumel. There were a few beach bars within walking distance, and the lively central town was a $6 cab ride. There is a private pool, a palapa in the sand, and a staircase into the ocean. The views for happy hours on the balconies were amazing for sunsets over the sea. The communication with the owner/management was easy and quick. I'd love to stay here again. Thank you!!

The Villa Princesa was a dream to stay at! We hosted a bachelorette party and it was more than we could ask for! The property is indeed a villa with 3 stories and plenty of room to stay in, we didn't even use all the bedrooms! The private beach and pool area made the trip incredible as we all woke up to lounging in our own beach every morning overlooking the ocean. The kitchen was surprisingly large where we cooked breakfast we very morning. The dining table sat more people than we had stay in the house, so great for meals if you did not want to enjoy outside. The maid service was the icing on top, we got treated so well the entire trip. We will definitely be back to stay at the house - Gracias por todo :)

Amazing oceanfront getaway for the whole crew (Ciara M)
The house is close but not too close to downtown Cozumel; it is a short taxi ride or a decent walk. It may not be in downtown, but it could not be in a more perfect location! The pictures don't do the house/view justice! There is a private gated entryway, and once inside, you are greeted with a fantastic view of the ocean. It is ON the water and the two lots adjacent are vacant. There is a hotel (Coral Princesa) next door, and it is a great place to catch happy hour, a taxi, or eat a meal. The staff is extremely accommodating. Speaking of staff, the folks at Villa Princesa really roll out the red carpet for their guests! Victor met us at the airport and offered to help us get on the shuttles and to the house. He also gave us his cell# and made himself available if needed. There was also maid service daily, and it isn't just new towels and a made bed. The maid makes that house pristine everyday she comes. Tip her well! The house is perfect in every way; however, if you are looking for glitz and glam, this may not be the place for you. If you are in the market for an amazing location and access to all of the great things Cozumel has to offer without being "in the middle" of it all, look no further.

My only concern is how slick it is by the pool, coming inside, and on the stairs. We fell a few times because of the slick surface but other than that, I highly recommend this house. Just would like to say our stay here was very nice. Super clean and I must say the snorkeling out back was INCREDIBLE! Victor is a great asset to have as a Manager. He was waiting at Airport and would promptly reply to us on WhatsApp. My extended family of 10 had an incredible experience at Villa Princessa. Very convenient of the hotel next door to grab a taxi. So, we rented this house for 9 people to help celebrate my 50th birthday! Victor meet us at the airport and we began our amazing vacation on the right foot! Victor then got us all settled in the house, which was nice having someone wander around with us. The pictures online made it hard to figure out the layout of the place. When you walk in the front gate to the house there is a building there that houses what we called the "apartment." It had a ground floor room with two queen beds and a huge shower. There's a steep stairway up to the top floor room that has a king size bed and a shower as well. This apartment would be perfect for a family.. Or a couple that wanted to be in a more peaceful room.. There is no ocean view from the apartment. Walking in the big wooden door is another room.. I considered this to be right inside the housing "compound" whereas the apartment is outside the housing compound and requires a key to open the wooden door. Anyway, this room is smaller with a queen sized bed and a bathroom. My Mom stayed in this room and liked it. Walk down the stairs and into the main house. Beautiful views of the pool and ocean! The seating in the living room is a bit old and used but it was adequate. The dining room table is big enough to fit a small army around and the kitchen was adequate as well. The fridge though, definitely not big enough for the size of the house nor having 9 people there buying good. Quentin was kind enough to lend us a cooler for drinks so we could make room in the fridge for food. The second floor has two bedrooms with ocean view! Both bedrooms have king sized beds and one room has a bathroom in it.. The second room can use the additional bathroom on that floor. The third floor houses the master bedroom.. Which is awesome! It has a king sized bed, enough closet space, and a awesome bathroom with a tub and shower! The additional bedroom has a queen sized bed but no bathroom. The second and third floors have shared patio deck space with chairs to sit out on. The outside space is so worth it! The pool is drained every other day by Quentin.. Who is just an awesome guy! He's fun to talk with and takes care of whatever you need assistance with. We didn't use the "beach area" at the house. But it was nice to have. The pier is a joke so be careful on it. There's a ladder to the ocean but it's covered with furry seaweed (lol).. So again, be careful. It's deep enough to carefully jump in the water is the coral rocks.. There's tons of fish to see so the snorkeling is pretty great! We rented tanks from Pepe Scuba at the Coral Princess Golf and Dive Resort and did some shallow diving from the house to a beach down the way. It was fun and easy. We used Pepe Scuba because we have dove with them before and they are a top notch dive shop! Antonia was the BEST! She was always friendly and made our mornings cheery! We made sure to tip her everyday for all the awesome work she did for us! I miss her already! Fun house that we will rent again! It was nice that it had vacant lots on each side so we had some quiet evenings.

Our dive master was Jose and he was wonderful. You'll need a car while here, since the villa is about a mile from town and a couple of miles to the Mega grocery store. Comfortable, clean, ocean view, nice location about a mile from town. Snorkel off the back of the house. Just be careful, the current can be strong at times. Pool was nice, drained and filled every few days with 82 degree sea water. You'll need a car, since town is about a mile away, and the Mega grocery store is about 2 miles away. Victor was responsive to our needs. We went diving with Alberto at El Pulpo Divers, which was recommended to us. He was great. When we come back to Cozumel, we'll stay here again.

Great place for a family vacation (Laura C)
We loved the property. We brought our own snorkel equipment (bought off Amazon relatively inexpensively) and snorkeled off the dock for hours everyday. It was wonderful to be able to jump in the water and see different fish and sites depending upon the time of the day. The house and beds were comfortable. The arrangement of rooms is nice in that you can give some people more and less privacy depending upon age, etc. WiFi is limited to the main living room and the bedroom above. We had difficulty making the cable tv work and just gave up as we had plenty to do. We had some difficulty with exterior lighting for pool area and they came and fixed it immediately. A car is NOT necessary to use this property. I rented one which was nice, but totally unnecessary. A taxi (cheap to town $2-7) would work well for everything. It is right next door to the Coral Princess and you can hail a taxi to your door in an instant. We even used a taxi for the grocery store and it worked perfect. We had a "hiccup" with meeting Victor. I think perhaps the method of arranging unless you have a phone with you that works isn't so hot. I think some kind of entry box with code would be better. Because it just took longer than anticipated from the airport to the ferry and across he didn't find us and wasn't there when we arrived. We are persistent and kept asking people and finally found someone who "knew" Victor and called him and we had a house! I would absolutely return here any time. It is not "luxe" but it is perfect for a family or group of friends. Plenty of space and ability to get away from each other.

This is a beautiful house on the north end of the island, right on the ocean with easy access to great snorkeling. The house is huge and the rooms are very large with seating for 14 at the dining room table. With a house this large some might want more than one TV but we were okay with that. Coral Princess is right next door if you need a quick place to grab a bite to eat or drink or need a taxi. The only reason we did not give it a 5 star rating is the water temperature and pressure in the showers and the spitting/explosive kitchen faucet. Other than that everything was wonderful. We loved sitting on the observation deck and watching the ocean or the iguanas in the empty lots next door. The housekeeper Antonio was wonderful and we practiced our Spanish with her and she her English with us. Quentin the pool man was a wealth of knowledge about the island and fun to talk with. We would definitely rent this house again!

Villa princessa was a perfect choice for our two week stay in cozumel. Victor was always available with any questions or concerns and even provided us with an outdoor Grill when requested. We had family flying in and out during our two week stay and the option to add additional rooms was priceless. The maid was terrific and we loved her! We set it up so she came every other day and the pool was drained & cleaned every three days. The beds were comfortable and the hot water seemed to work better the more people were using it. The whirlpool tub in the master bath was fantastic! Being next door to a dive resort was excellent as well so if we were feeling lazy we could walk next door for happy hour and the food & drinks were excellent & reasonably priced. We could also rent dive equipment! If you've never stayed on the water in Cozumel, you'll never go back once you do. The ability to jump in the water from your back yard and snorkel or dive is unparalleled. We even set up to have a local dive master come hang out for an afternoon and others in our party spent hours snorkeling. It was out of this world! The only problem we encountered with the house was that we had to get creative to find any room to store our dry goods but the house came equipped with enough pots, pans, and dinnerware to feed an army, which we did, several times. Water does seem to pool up in areas around the pool so care needs to be taken when entering the house so no slips/accidents occur. We didn't have any problems at all. Also there are a lot of stairs so if you are traveling with someone with a disability this should be considered. I would highly recommend Villa Princessa to anyone traveling with a large group. The service is second to none. We will most definatly be back!

We just got back from a great week in Cozumel. We rented a car from fiesta and it was ready for us just outside the airport gates when we arrived. Victor the house manager was really helpful. He met us at the house with the keys. He also got us snorkeling gear for the week for a small fee and booked us a tour to Tulum. The house is located right on the water. The shore is rocky but there is a ladder to get in. The ladder does get very slippery though. You can snorkel right at the house. (Saw stingray and sea horse among other things) the water was a little wavy so be careful if you aren't a strong swimmer. The pool is shallow (3ft maybe) filled with ocean water. House is older with lots of stairs but rooms are spacious. Had some problems with a couple of the air conditioners but they sent someone right away to fix it. Showers took a long time to heat up but good pressure. Maid came daily and was super. (Left a small tip daily for her) House is located 5 min drive from town but the Coral princess Hotel is located right next door which was convenient. You can eat here and we also took advantage of their spa services. Guido's in town was great for dinner. Also used the chef service. We had Mexican and it was super. He also did all the cleanup. All in all a great experience.

We rented the Villa Princesa for a week in Cozumel and it was so spectacular!! Victor met us at the airport and waited for us to go through the rental car process and we followed him to the house. “Extraordinary home in Cozumel” (Alexa8776)
Even though I have been to Cozumel maybe 30 times, I was extremely careful with renting Villa Princesca for our 40th anniversary gathering. And what a marvelous gem right on the water! The house was comfortable and yet spotless under the care of Antonio who cleaned for hours each day. All bedrooms and baths were as photographed with AC working well for the most part. The kitchen had basic needs such as a blender, coffee maker, pots and pans and the dining table was enormous holding our group. The saltwater pool is small but the man-made beach in front of the ocean entrance is wonderful. Staff kept ample water for our large group which was greatly appreciated. I strongly recommend Villa Princesca; it is a multi-level house that worked perfectly for our group.

We wanted a house big enough for a group of 15 with creature comforts and Villa Princesca delivered. It is a multi-level home with a great saltwater pool, sandy beach and rock entry into the ocean; perfect for snorkeling. Kitchen had all the basics and a trip to the huge Mega store provided the rest. Ample water supplied for our group and the maid Antonio worked hard making our time so much easier. “Perfect spot and house for vacation in Cozumel” (Beth J)
Stayed here with a small group of five so only used 3 of the bedrooms. Four of the bedrooms have a beautiful ocean view. The living space is generous, including a big kitchen, living room and dining table for 14. Plenty of closets and storage and baths. Big patio, nice clean pool, lovely private beach and access to the beautiful warm water for snorkeling. Right next door to the coral prices where we stopped for spa treatments and billards and cocktails and a dinner out. Through the owners we hired a chef for four of the seven days and it was the best thing we planned: Fernando Sanchez who owns a restaurant in town made fantastic meals for us right in the villa, and the cost was very reasonable. I highly recommend him for your stay. Antonia came each day and thoroughly cleaned the house and grounds for us. The only suggestions I would make are to have some of the kitchen pans replaced, as well as a new/better corkscrew and more flatware. Also some better glasses for wine (most were just plastic and I expect the glass ones just need to be replaced due to breakage)

Over the last two years, this place has gone down hill. We had a good time, but I am not sure that we would choose to come back to this rental. The bad: The house smells. The kitchen, living room, upstairs, and bedrooms smell. Like moldy trash. The house needs painted. The floors are slippery...like dangerously slippery around the pool and in the living room. They removed the ladder for ocean access...so we could not use the property the way that we wanted to the last day. The snorkel equipment we rented from the property manager was junky and did not work. The good: Great location. Awesome ocean entrance. The house keeper/ maid is amazing. She truly is a wonderful, nice person who lovers her job...and is very good at it. The pool guy is cool. It is Cozumel. I can have fun anywhere...but this property needs some updating. The smell was too much.

We truly enjoyed our stay at Villa Princesa. Viktor and the team provided excellent service and were very helpful. He addressed our concerns promptly (same day), such as bracing on the deck, a room air conditioner which wasn't working, and additional lounge chairs. We tipped daily for wonderful housekeeping service also. As others have mentioned, it's an older home with a few quirks, but for us, the location was perfect. Private, but not isolated and a good value. So fun to snorkel from the property and walk to nearby hotels for meals out. Pawel connected us with a cook (Fernando - Cozumel Chef fixed 3 fabulous meals for us!) and diving (Alberto - El Pulpo showed us Cozumel's famous reefs and provided excellent personal service!).

“Great place to stay with friends” (Kelly_Mc_54)
I loved staying at the Villa Princesa! The rooms are spacious and the AC works really well. Adequate wifi for the one person in our party who needed to work remotely. Ocean views for four of the seven bedrooms. The common area - kitchen/dining/living room were large enough that it never felt cramped with 9 of us staying there. Great snorkeling right off the back of the property. And one person in our group even caught a few fish with not that much effort! A taxi ride for the 2 miles into town costs 60 pesos and usually we didn't have to wait more than a couple minutes to flag down a taxi driving by (if none were already waiting outside the hotel next door). The property has vacant lots on both sides (with lots of iguanas) so it's very quiet.

“Home away from home” (Austinfamilyabroad)
We had a great stay at this house from 5/20-5/26. What a great house! So much space. So much fun snorkeling out the back door (bring your own equipment)! It was so nice that all of us had large comfortable rooms and plenty of space in the living area to enjoy being together. The poolside chairs were comfortable for sitting and enjoying the evening. The local iguanas were great entertainment. The downside? There were ants in the kitchen, so we kept all opened food in the fridge. The hot water, cold water was unpredictable. Victor was so nice to us and the housekeeping staff had everything so nice for us each day when we returned from sightseeing. Also cabs were very easy to get by walking next door to the hotel. The hotel concierge even gave us coupons for free drinks at the restaurant we were going to. And the pool guy - what a character! He had some great stories and checked with us before draining and refilling the pool to make sure it would be available whenever we wanted it. We'll stay there again.

Villa Princessa May 20-26, 2015 (Kirk S.)
Eight of our family, middle aged parents, three young adult offspring and their spouses, stayed at Villa Princessa and found it very accommodating. It could easily house 12. We originally booked for 10, but one son and wife had to cancel due to their expecting a child soon. It is a large rambling house that affords a good common area for us all to be together, but spacious bedrooms and bathrooms for each couple to have our own space. It is close enough to San Miguel for it to be a quick and cheap taxi commute, but far enough out to have a little privacy and open space. The ocean front is very nice. Many of our party snorkeled or swam from it daily. The view, especially at sunset, is classic Caribbean. Victor helped us. We didn't see him much because we were out and about daily. But, he checked in on us and was very courteous. The maid service was good too. And, a team cleaned the pool while we were there. One of them even gave me a ride into town as he was leaving. We would definitely stay at Villa Princessa again if we choose another Cozumel vacation. Regarding comments from the April, 2015, negative review. Either we perceived things very differently, or substantial upgrades happened between our close visits. 1. The curtains are in ok shape. They are not room darkening. But the house has exterior shutters that are completely room darkening. 2. The beds and pillows were fine, though firm. 3. The refrigerator was adequate for our needs. Mostly though, we only ate breakfast there. 4. Our ladies did get some bug bites outdoors. But, we checked for bed bugs and found none. 5. I don't know if we used the coffee maker. I don't drink coffee personally, though some of us do. 6. I didn't see a safe. Perhaps it was there. 7. We did not use the pool much, preferring the ocean. When we did use it, it was a nice feature, and very clean. 8. The furniture in the living room and kitchen was comfortable enough and in good shape. The dining table is huge.

Paradise on the water (Michelle)
Villa Princesa will make you feel like a Princesa. The views, the snorkeling right off the deck, and the fantastic sandy hangout all make you feel pampered. Great place for getting away with friends, and plenty of room to cook, eat and enjoy life. It's a close walk to town to Taqueria El Pique for tacos or happy hour (but you can't beat the elevated deck for your own happy hour, right at Villa Princesa).

“Needs updating!!” (tmackandj)
We had a great vacation at the Villa Princesa on 4-4 to 4-11, however I will be real honest with you.......Victor was very helpful, the housekeepers did their job, the view was wonderful and the beds were comfortable, but that's where the good ended. Most everything in the house is ready for replacement. The drapes were literally shredded, the coffee maker barely worked and only when it wanted to, the pillows were like rocks, very little or no hot water, the refrigerator is extremely small (for a house accommodating this many guests) and doesn't keep things very cold, the living room furniture is falling apart, and the tile around the pool is dangerously slippery. Everything in the house is in very, very used condition including pots and pans, towels, bedding, etc. And then there were the small things like no plug for the tub and we had 2 babies that needed baths, we had to wait 2 days for the cribs, and a broken down old gas grill that no longer worked with gas, but briquettes. Also, we were ate alive by bugs and we are not sure if they were from inside or outside. We did see some mosquitos in the evening, but these were really not like mosquito bites. We had a lot of fun in spite of these things.

Desperately needing TLC......... (PHYLLIS M.)
We were a party of 6 adults, 8 children ages 8-14 and 2 infants. We arrived earlier than the 3:00 check-in time and were allowed to store our luggage and enjoy the pool area until the housekeepers had the house ready for our 1 week stay. Victor was at the airport to meet us and show us to the house as promised. He was very helpful and answered all questions we had. The housekeepers were in daily and did a very good job. I am generally not a complainer and grateful that we have the means to take a couple of nice vacations each year. I am writing this review not because we didn't have a great vacation, but because this property really needs some TLC. I think the rates reflect this. It's kind of "you get what you pay for". This property was as described for the most part however most all areas are in desperate need of upgrades. There was plenty of everything, but the majority of it was in very used shape. The refrigerator is extremely small for a house this size for this many people. The coffee maker is on it's last breath and starts when and if it feels like it. Hot water was an issue, but the weather was nice and warm so wasn't as bad as it could have been. The entire pool deck is tile and extremely slippery when wet. The beds were comfortable, but the pillows were like rocks. The living room furniture is falling apart. The drapes in the bedrooms are literally shredding and can not be opened or closed. The safe is very-very old and operates with an old key only. The small, old gas grill is no longer a gas grill, but is a briquette grill now. For the most part.......everything is old, very used and needs to be replaced sooner than later. I love Cozumel and will vacation here again in the near future. I would not consider renting this property again unless the owners put some money into upgrading this property.

We have many great things to say about this house. We also have great things to say about the staff. Victor is wonderful. He is quick to address any concern...and help with anything you may need. First class. The housekeepers were wonderful. They were very kind and interactive. The only reason that I do not give 5 stars is that I had an air conditioner in one of the rooms go out two separate times. They were quick to address it however. Also there were never enough washcloths. We will not hesitate to go back.
